Residential Land Market - Outlook for Demand and Supply, 2011-2016

While we have seen infill development taking greater precedence, broadhectare land in the outer suburbs continues to provide the major source of land supply for new dwellings in most markets, with the exception of Sydney. Consequently, the market for broadhectare residential land, particularly the outlook for demand, as well as issues with supply and affordability, remain important to the health of the overall residential market.

BIS Shrapnel's Residential Land Market 2011 – 2016 is an annual study providing an outlook of the demand for, and the supply of, broadhectare land in the following seven major metropolitan regions:

In undertaking the analysis, each study takes a "top down" approach to determining the demand for land - starting with forecasts of the demand for and the supply of residential dwellings, which can then be translated into the demand for broadhectare land. This includes:- forecasts for underlying demand, forecasts of new dwelling commencements (split between detached houses, medium density, and high density dwellings), analysis and forecasts of broadhectare land production for each capital city/region, identification of the residential growth corridors in the capital cities and analysis of the trends in their broadhectare lot production, and forecasts of residential house and vacant broadhectare land price growth.

The forecasts for new dwelling activity, land production and price growth are provided annually to 2016.
